Exterior Improvement: paint, hardy plank or siding

Hey Fellow Landlords, What do you refresh the exterior of your properties with: paint, hardy plank or siding? Why? I'm asking as I work through a 1950s rehab with a lot of wood rot. The goals are to protect the asset as well as be frugal (not cheap). What do you think? Thanks for sharing, Kim

It really just depends on the condition of the property. I try not to replace the siding when possible and just paint. But when I have to replace it, we usually go with vinyl siding.
