Wow, it's hard to realize that you are asking the same questions we were in April 2019. We were blown away by Tyler and his team back then. @Marlen Weber Hi There, I posted this question to several dedicated multifamily Facebook groups. Here's the best practice. Assume that the sales price will be the appraisal price within 3 years and multiply the tax rate * the sales price to calculate tax. Assume 3.5% increase per year. Add $10k per year expense for appraisal dispute. Hope this helps others! Would love to meetup in person if you like.

Hey Underwriting Gurus investing in Texas!
Given that Texas property taxes are valorium based (i.e. value based) and that the appraisal of property generally increases each year, how do you project property tax increases in your underwriting?
As a resident, I'm very aware that property tax increases can vary dramatically year to year. For example, it may rock along several years increasing around 5% then suddenly rise higher. One year in particular, it increased 22%. So, I'm trying to be conservative and allow for increases, but also don't want to kill deals being too conservative.
What is your best practice?

Hi Faysal, hope your due diligence is going well. I do have a few questions before I can form an opinion.
- what are the closing costs beyond down payment?
- what is the cost per sq ft
- what is the age? when was the last reposition? I ask because that will completely drive your maintenance budget.
- do you have a marketing budget?
- do tenants pay utilities?
- do you have rent roll and T12 from seller?
From what I can tell of the data shared, the key metrics seem ok:
- CapRate 10.8%
- Debt Coverage Ratio 1.92
- Cash on Cash Return 12.62%
I think these could be overly optimistic though depending upon answers to the questions above.
