Hey Fellow Landlords, What do you refresh the exterior of your properties with: paint, hardy plank or siding? Why? I'm asking as I work through a 1950s rehab with a lot of wood rot. The goals are to protect the asset as well as be frugal (not cheap). What do you think? Thanks for sharing, Kim

Hey Landlords, How do you determine whether or not to rehab or defer maintenance? For context, we have 31 properties built in the 60s with a lot of defered maintenance. So, I'm trying to establish decision criteria to determine how much to spend on any given property. You Rock! Thanks

28 class B SF properties built in the 60s. minimum maintenance over the last 20 years. What are the best strategies for overcoming large deferred maintenance?
