Hello BP world. I'm currently under contract with a duplex in Milwaukee WI.  Would like to ask you all for management companies referral s for Milwaukee area..

If you've had a negative experience with a company please also share , so that  we do not fall prey to such companies.

    Where is the property located? There are many property managers that only manage in certain areas. Like many other PMs, Matt Maurice from REIS does not manage in Trulia RED and ORANGE areas. 

    The ones that do manage in those areas tend to get bad press--some deserved and some undeserved in my opinion. Unfortunately, a property manager cannot wave a magic wand and make the tenants better in an area or stop the house from falling apart without the owner putting some work in. 

    The most common issue I see is an investor, many out of state, buying properties in rougher neighborhoods because it's cheap, not realizing that it's active income and much more difficult to rent out and keep good tenants but there's also an issue finding legit contractors to work in those areas and they often will charge higher for the risk.
