Property Management Contract |Property management license

Hello,

Hope everyone is doing well. I am in need of a property management contract template I can use please.  I'd like one that some is using recently or 'industry standard'. Please send me a direct message if you can help me out. Do I need a property management license if I manage a few properties?

Or does anyone have information on a 'master lease'?

What legally defines a third party in this case? Would managing property for a family member constitute a third party relationship, if you are not officially a member of the ownership entity?
