So I hear good things are happening in Dayton Ohio! Fill me in BP on Dayton Ohio on what the buy and hold and flipping scene is like out there...

@Jorge Ruiz I'm originally from Dayton, and the last development tour I went on there was very impressive. The long and short of it is that it's more about what you're after in an investment...a transaction is a transaction...really doesn't matter where you are. I would be assuming your're looking for value if you are entering the Dayton market? As far as economic indicators go, there are 100 cities that are comparable to Dayton...it's a lot like Cleveland in that it had a declining population for 40-years...and now appears to be stabilizing.

Well...the Dayton Dragons baseball team has the most consistent sold out games of any sporting team in North America (startling fact), Warped Wing opened a second location, and a half dozen other breweries are now open in the city...Boston Stoker coffee is totally awesome and has several new locations (this is important because it's a key indicator for the successful revitalization of many cities...beer-food-coffee is key)...there is a river front development that is reminiscent of Columbus (which was awarded best on the country), there is big inner-city revitalization...I saw a developer by the name of Simms pre-sell 24 $500k "Brownstone" townhouses in the center of downtown (unheard of in Dayton)...there are 30 renovation projects going on downtown...and they now have a full time staff on the streets to keep the city clean...the population is on the increase for the first time since 1964....

I mean this is pretty superficial, but it's every bit as important as economic indicators...there is a lot more to this...

There are still "war zones" in abundance in Dayton and it's the Opiate Overdose capital of the USA...but getting better rapidly...just proceed with caution if you elect to invest there...a local subject matter expert is a must!

You might not see a lot of appreciation within three miles of downtown, but that is not true of all of Dayton.  I've been watching the value of one particular house.  Last year it was on Zillow for $266K, this year it is $320K up 20%.  I started rent on one property 20% higher this year than a similar home only 2 miles away.  You have to know the markets, because Dayton is not a homogenized market.  The A and B react way different than the C and D.

I’m not originally from Dayton but moved here 14 years ago and stay only bc of the real estate opportunities here. Like @Brandon Sturgill said there are a lot of good things happening here and I’ve recently been contacted by several oos investors looking to put their money to work here as well.
