First open house style showing for rental - tips please!

I am just now starting to ditch my PM and bring everything in house. This weekend I am setting up my first open house style showing because I received more then a dozen inquiries after 2 days on the market. A few questions...

  • What is the best day and time to have open house - Saturday or Sunday?
  • I am using TenantCloud - rather then having everyone pay $35 application fee - should I have a "pre-application" page for them to fill out on site or send them one electronically? 
  • Is it realistic for assume most people can handle tenant cloud - applying/paying rents/ ect....? Wondering if I will have any resistance to paying through an APP

I guess Saturday would be the best day to show the house (1-2 p.m.)

Having a Pre-application page seems a better option than requiring $35 from every applicant. 

Ask your potential tenants if they've ever used any app like TC. Anyway, it's pretty user-friendly. Don't think there will be any issues.
