When posting your Listing online; do you give out your personal number?

- I do, but seem to receive calls at all hours of the night and it’s bothersome to me.

Use Google Voice or an answering machine and make them leave messages. Return the message during the work day and remind them that you only respond to calls during the work day unless it's a real emergency. Try training them to use email or text so you've got everything in writing and can handle it on your own schedule.

I prefer to prescreen over email and take the whole phone number nonsense out of the equation. I do put a google voice number on the ad but calls go to voicemail and texts get the same response from me - please email .....

Through email I send a link to a google form with my prescreening questions and go from there. No phone.

@Cameron Riley Google voice seems to work best for me and when I can I try to keep conversations to text and/or email.

I've found a Google Voice number is a great way to separate rental/tenant calls from your personal line. Lots of options to screen or turn on/off as you wish and it's free.

You link your actual number just for verification. The tenants will call a unique number. All voicemail messages are transcribed and emailed to you.

I use a business line but mitigate calls with great photos and a video walk-through of the property. 50% of your silly calls will not call after watching the video walkthrough of the property. It's a powerful form of marketing too.
