Inflation is easy Bruce. Just raise rent. And spend less time on bigger pockets :-)

Does it require wifi?
I would replace that copper with pex. So if it freezes again it will expand and not break.

I put the $10 cordless mini blinds in all of my higher end rentals. They look good when new. And if a tenant breaks one I charger their deposit $10 for a new one (material only) and hang it right back up in the existing brackets. It isn't normal wear and tear to break blinds, but it also is not a big deal.

I would not finish a basement for a rental. I might put in central AC if it was a full rehab. I would probably do it unless I was keeping/maintaining the existing radiator or HVAC system. But if I was putting in a new one I would go ahead and put in the AC. I might install the coil and wait to install the condenser for a later date.

shooting from the hip I'll say it is probably worth it if you are doing more than one project per year that requires permits.

Although we have an LLC, we are all individually on title for the property. We did this for the favorable financing terms and not really understanding at the time that we could not hold title in the LLC and get conventional financing. We kept the LLC just to manage the income/expenses, making it easy to avoid commingling funds.
We do have some funds held in the LLC account and they will be disbursed to all partners according to % ownership.

I always assumed that when a new tenant set up their new wifi and connected it to the nest, the previous tenant's connection would be wiped. Am I wrong? I personally don't provide a nest thermostat, but I do provide a ring doorbell. Similar idea. I never set it up myself, just installed it physically. Tenant can set it up on their phone/wifi without me, and I assume that when the next tenant does it will discontinue the old tenant's setup.
