Tenants left holes in the walls
Tenants moved out and left holes above the windows where they previously hung drapes/window coverings.
How do you deal with that? Charge their deposit to seal and repaint, or just accept it as is refund their entire deposit and move-on?

All I can speak to is my experience here as a local landlord in C-class housing in PA. If the tenant got pissed off and paid a hundred and fifty bucks in court costs to file and bring that before our local district magistrate, the tenant would win a judgment against me, get his court costs back, and the magistrate would always remember me unkindly as a trifling skinflint who apparently expected his tenant not to hang anything to cover his windows. This is why I never rent a place without miniblinds and curtains in place here, and when I have a REAL problem that could potentially put me up the crick without a paddle, my local district magistrate tends to look more favorably upon it.
But hey, who know how it works in California or wherever the place you're remote-managing is.
