What’s the rush? A good renovation takes at least 3 months. Conventional refi takes 30-60 days. So how long are we really talking about waiting, 1-2 months?

I like that one.
Sometimes I’ll even put plywood behind the drywall when renovating a kitchen. Makes hanging cabinets much easier.

I like them all except LED fixtures and garbage disposals.
I never get maintenance calls for disposals that can’t be addressed with a turn of the crank or the reset button. And they prevent drain clogs.
The LED fixtures die after a few years. Much easier to replace an led bulb than a whole new fixture.

Once you start opening things up you’re gonna have to replace all of it.
How is the electrical system? How much longer do you want to repair that boiler before you replace it with HVAC or mini splits?
