When does their lease come up for renewal?

I would address it right away and start charging the 50.

If they are super apologetic and give you no problems then I might consider letting them renew when the time comes. But at this point I’m leaning toward non renewal.

I had almost the exact same situation. Tenant with approved dog has 2 cats a couple months after moving in. Turns out they were his mothers who could no longer care for them. I was pissed about it and have been charging them for it. But that was 3+ years ago and that has been my only complaint about them.

That choice will always exist in the boonies. Preserving low density in greater metro areas (suburbs) has been a mistake on so many levels.

This is the Karen argument.

Being able to zone away people not like one self is not a constitutional right.

Yes I do agree with you that a lot of people agree with you. It has been that way for a long time.

But to me residential is residential. Splitting a single into a duplex has no real effect on the neighbors. It’s a minimally invasive way to add housing supply, taken on only by those who elect to for themselves.

You are right but this is nothing new. There was a lot of this during/after ww2. This article explores this, especially how local government continues to take even after the federal backs off.

The cycle generally goes like this:

1. National emergency

2. Government action

3. Time passes, emergency ends, overreaching policies (mostly) struck down

4. Normalcy, people forget, then get surprised when it happens again.
