I think the idea is that by increasing the total supply, housing overall gets more affordable. Not necessarily that the new ADUs are affordable.

Will local governments change zoning to allow for ADUs/bypass existing zoning variance processes? ——- I could see it happening in Philadelphia, where the new progressive city council has their eyes on housing and tenants rights.

At some point will it come from the Fed, similar to how California did nationwide. ——— I don’t know if the current administration has the political capital to pull it off, but it seems like they have the will.

What do you think?

If it happens near you will you pivot your business to take advantage of it? How would that look for you? ———- for me I think it means I would convert my primary into a duplex, but wait until my family is ready to move (5+ years). It is the only SFH I have that is big enough to split.

My tip is to move into the worst unit so you can maximize your income from the others while renovating that unit from worst to best in the building. Then when you move out your income will jump from renting the renovated unit at market rate.

Also put the least amount down as possible. You’ll want that cash for property improvements wether you realize it now or not.

I read a few of the first comments and disagree with those who advise hiding your ownership. I prefer to be honest all the time and have confidence that running the biz ethically and treating people fairly will keep me ok.

With just over 10 years in I may be young and naive but so far its been okay, although not without challenges. You will have to be firm with tenants so you’ll have to develop some leadership traits for this if you don’t have them already.

I’ve done the DIY kits a few times.

Not permanent but gets the job done.

Plan to re do at each turnover. $50 no biggie. Tape carefully and follow the directions.

My parents made me do a lot of apartment turnovers with them as a teen 😭

But then they paid for my undergrad. 🤷‍♂️

And although I didn’t realize it at the time I was learning how to operate a business!

Tenant should be paying the bill. But they make LEDs that act a lot like halogens.

Personally I don’t like motions. Too much on and off from tree branches, etc. I prefer the photocell sensors that come on a dusk and turn off at dawn.

I like investing small amounts in publicly traded reits like VNQ (vanguard). They are up 30% in the past 12 months. My return has been 24%.
