I would never advise lying like

@Bruce Woodruff. It’s unethical and plenty easy to “take care of your family” without the hit to your character/integrity.

Also there is no need for it! disability laws only require you to allow for the modifications to happen at the tenants expense. The tenant is also responsible for the cost of returning the unit to its previous condition.

I hope I get disabled applicants. Seems like they could easily become long term market rate tenants if you treat them well.

The root of the affordability crisis is lack of supply.

It’s not by accident. It is due to decades of exclusionary zoning policy, almost always rooted in racism.

The same policies also encouraged suburban sprawl - many of the problems @Nathan G. Mentioned.

In my opinion if you own a home you should get to do with it what you want (within reason). Splitting into 2 units is within reason. Preventing your neighbors from splitting theirs is not within reason. And If an owner doesn’t like the changing character of their neighborhood they can move.

As for the comment about forcing people onto public transit. That’s dumb. Right now cars impose a lot of costs, externalities on society that car owners themselves are not directly paying for. Public transit is much cheaper and better for the environment.

Put a lock on the door and show him where all of your carbon monoxide detectors are. If he continues to be a problem then replace the tenant.

Rent control seems crazy. But increasing supply has to be a step in the right direction? Not solving the problem overnight. But chipping away at it.

I think Nathan said it best. Supply will go up fastest when constriction costs goes down. Modular is the way to go. But local building codes and unions are opposed to it.
