In deference to a previous poster, not all Section 8 properties are in high crime areas......5  of mine are in "C" or "B" areas......only one is in a "D" area.

Slow monthly payments? Wrong again sir....I get my payments like clockwork the first of the month. 

Nightmare tenants?  When ANY tenants, Section 8 or not are properly screened you can mitigate the risk of nightmare tenants. You probably have more experience than me on this sir with how many rental units you have, but out of the 8 that I have in Ohio and California.....5 tenants are on Section 8 and 3 are not.....when I've had vacancies, guess which tenants have left the property in better condition? The Section 8 tenants....Guess which tenants I've had to evict and/or were the most problematic....the ones not on Section 8.
