Type of carpet for SFH Rentals

Experienced landlords: In the process of ordering replacement carpets for a couple of SFH's I'm purchasing to buy and hold. Getting so many conflicting opinions from carpet stores, installers and carpet cleaners on the best material to buy. What do you recommend for SFH rentals? Poly, PET, Nylon? What is the most you'd spend per yard? Most important to me is that they can be cleaned up upon move out, rather than an automatic replacement. Thank you!

    Don't do it. Unless you're in a higher end rental where carpet is mandatory do something else. If you do put in carpet, just assume its going to be replace in 3-5 years. IRS says five years. If I could get away with bare concrete floors, I would.
