Student vs family rent

I live in a rural college town and could easily have a family or students interested in property I purchase. I’m curious if there’s an acceptable (legal) way to establish rent after I know for sure who is interested in it? For example, charging per room for students, vs a standard monthly rent for a family. If i have three students interested in a 3br, I’d rather get closer to $300/room than the standard $700-800/mo that same house tends to get in this market.
