Something I have never thought of before.. Asking Preliminary Questions before I show the prospective person the house?

- Do you ask a couple pre-Lim questions before you take the time to let them SEE the property? Has this saved you time, by weeding out who’s not a serious option?

For me, the apartments I rent out, given the huge number of inquiries I get I auto respond with something like .. 

Thanks for your inquiry, in order to know if you're the best fit for this property can you help answer these questions .. A lot of them @Nathan Gesner hit upon. Mine is how many occupants of the property, How many working adults, Do you have any pets, Where do you currently live, and When is your anticipated move in date. 

Some people will answer, some wont, that's a level of screening in itself, the ones that take time to answer will get to see the property at a given 2 hour window in an Open House - I do one for morning and then a commuter hour. 

Those who show up will get it and are serious. That's it.
