Breach of no pets policy

Eliza Oommen
Posted

I have a tenant who’s not the most responsible type. Just learned that she has a pet in the house. Several neighbors have told us that they see the dog chained to the porch at times or heat barking. I received one pic of the tenants child walking the dog at a time the property manager was there. He heard the dog barking once before. Our lease has stipulated twice in the lease that she not have any pets. Ideally we would like to get rid of her. her lease is up in about 5 months. What’s the best way to get rid of her?

Follow the instructions in your lease for notification of non performance. What does your lease say about notifying tenants about default and remedy?
