"Tenant Proofing" short and long term rentals

Hey everyone.  I have heard on the shows and from investors that when they make improvements to a property they "tenant proof" them.  An example of this I have heard on the podcasts is vinyl flooring that is durable and relatively cheap.

I was wondering what other examples of "tenant proofing" properties you guys do that has proven effective to save money and or time.

Thoughts are much appreciated!

    Anything that is super durable. I get rid of galvanized piping and replace with PEX. The toilet that flushes 7 golf balls is a good one. Git rid of any and all carpet (after it needs replacing ) I use the vinyl strips flooring that looks like hard wood floors. It is floating and does not need to be glued down. Quality AC units, replace old problematic units with new ones.
