I am in Texas and have this clause in my lease for non payment of rent. Has anyone ever performed one of these? If so how did it go?

Jeeze what a hassle. I'm going to seize someone's TV and hock it for unpaid rent? Not a chance. I'll just terminate the lease and evict them if they don't leave.
