Renting a SFR with a swimming pool

Wondering what kind of liability it would be to rent our current home with a pool in the backyard. Any input would be appreciated. Thanks again BP!

I currently own two single family rental properties that have a pool.  

First, I would check with your insurance company.  Generally insurance will require you to remove diving boards, slides, and ensure a proper fence is installed.  Ask for a quote.

Also, it is usually a good idea to include pool maintenance in the rent of your property.  It will keep your pool from turning into a swamp.   You can generally get increased rents that cover most of the cost of pool maintenance.
