section 8 tenant in my first rental property

I just purchased my first rental property last month and within 2 weeks I got an application for a section 8 tenant-their situation is unique and I accepted the application because I feel confident.  I would love to hear what other rental property investors think/have experienced in the past with section 8. thanks!

Congrats!  SEC 8 is great, but you really need to know the nuances to keep yourself in front of problems. I have 85 SEC 8 leases now, and I still learn new things about the program as they come up.  I put a lot of the tips I learned I to a blog post to save me from typing it over and over.
