NJ Section 8 fail inspection

I have 1 section 8 tenant and they have been good for years. Today I received a letter stating i failed inspection for items like a hole in a door and broken garage window. These are all items the tenant should be responsible for since they caused the damage. I will make the repairs but can i hold it against their security deposit or charge them for repairs?

I have a specific section 8 lease I use due to the failure letters in stupid stuff that they say the landlord is responsible for.

Perfect example I now have tenant is responsible for clean stove drip pans. If it is in the lease they will hold the tenant responsible and not you.

I quit trying to make sure everything is perfect before the inspection because it is the inspectors job to find something wrong. I wait for the failure letter now and send my handyman to fix the stuff on the list and then I always pass the reinspection.
