Removing Squatter in Philadelphia

Whats up BP, 

I'm in the process of having my contractor walk thru a property to provide me with a scope of work and quote. There is currently a squatter in the property. How do I go about getting the property vacated? Sheriff's office? Anyone with experience please shed some light on this and point me in the right direction. Thanks!

Grab your deed or documentation showing you own the property ..WAit for the idiot to leave the property , hurry go in change the locks and throw out all his crap .. when he returns and is banging on the door to get in you call the police . Tell them their is a psycho trying to break into your home . When cops arrive they will want to see proof and you reach into your pocket and pull out the copy of the deed and show your ID . The squatter is then thrown in the patty wagon for disturbing the peace and life is good
