Prospective renter has class C misdemeanor
A couple filled out application for renting my property. Their credits are bad 500+. I was gonna overlook the credit and rent the house to them since most applicants have low credits. I have called their past 2 landlords who stated they are good tenants. Then I run credit report and see they both have multiple accounts that went to collection (mostly medical bills) and the man has 2 convictions in 2015, class C misdemeanor for possession of drugs and driving while license invalid. My questions are 1. would you rent to them? 2. Would it be ok to inform them I am not willing to rent to them because of the drug possession conviction? I am in Texas.

Sometimes on an applicant, it's not just the "one thing" but the sum of a bunch of little things that add up to being a risky tenant. My take is that if you were concerned about the applicants enough to make a post on here, you already had a bad feeling about the situation.
I just found tenants for a FL property that I had over 200 inquiries about. I have no problem leaving a property sit empty until I find a suitable tenant. They weren't perfect by any means but I think will pay the rent and not tear up the place. We are fussy about our properties and have well defined screening criteria that we make known to interested parties. I would not necessarily rule someone out for a criminal charge, or a medical mark on their credit history but start adding them up and nope.
