@Matthew Paul thanks for your input. I definitely plan to visit and spend a couple of days before investing. Which county/zip code are you investing in if you don't mind me asking? It doesn't have to be exactly Baltimore. Surrounding counties will be considered if it is a good deal, good COC return, cash flow, and appreciation. I would appreciate recommendation on good areas so I can start researching into those areas before I visit. That way I narrow down my search to areas I would like to tour when I visit.

I am new to REI. I currently live in Dallas Texas. I have been analyzing houses in DFW for the past few months and it seems almost impossible to get good cash flow and COC return on investment because houses are expensive and taxes are really high. I am planning to invest in Baltimore, MD. I am interested in SFH but preferably duplex-fourplex. I would prefer houses that are not very old. I would appreciate recommendations for B class areas/cities to invest in. Also, recommendation for a very good investor friendly realtor will be appreciated.

@Wesley W. thank you so much for posting your qualification summary letter, very helpful. The property is a SFH. I couldn't take a chance with that renter as there were so many questionable things. I will leave it vacant till I find a good tenant. The tenant don't have to be perfect but good.
