@John Teachout, thanks for your response. It was not just the drug charge but a combination of so many things. I also found out they owed their previous landlord $3500 for rent in 2018. Their current landlord said they are great tenants but he is selling his house hence their need to move. My instinct tells me its not true, he may using that as an excuse to kick them out. I could be wrong but I didn't want to take that risk, so I would rather have my house vacant. 

@Ron Gallagher thanks so much for your contribution. I couldn't take the risk, so I declined renting to that couple.

A couple filled out application for renting my property. Their credits are bad 500+. I was gonna overlook the credit and rent the house to them since most applicants have low credits. I have called their past 2 landlords who stated they are good tenants. Then I run credit report and see they both have multiple accounts that went to collection (mostly medical bills) and the man has 2 convictions in 2015, class C misdemeanor for possession of drugs and driving while license invalid. My questions are 1. would you rent to them? 2. Would it be ok to inform them I am not willing to rent to them because of the drug possession conviction? I am in Texas.

So I listed property on Facebook and have good response. I have about 5 people coming tomorrow Monday to see the property. I need some advise on how to screen the prospective tenants. I have been reading on that on BP. Additional advise won't hurt. 

Also, my property is listed on Turbotenant. Do I give them link to that website to apply. I am not sure how to send the application form to anyone that qualifies the prescreen.

@David Veeder Could you please hook me up with a realtor that can advertise it on MLS and use CSS to schedule viewing? Won't mind paying a flat fee if that my best option.

Thanks everyone for you responses. Your suggestions and advice are very helpful. Now I understand its slower to rent at this time of the year. I will be a little more patient. Definitely a learning curve. 

@Zeke Liston I am in Dallas Texas. I have the property listed on Zillow, Apartments, Craiglist etc. I will also enlist it on FB.
