How to get started in Property Management?

Hi guys/gals,

My question is how does one get started in property management? Or more specifically how do you become a property manager in the states of SC / NC?

I’m 20 yrs old and I want to become a residential property manager in order to know how to properly manage properties, so when I eventually get my own, I will have knowledge and experience to maintain properties.

Go get a job at an apartment complex or property management company. I started as a leasing agent when I was 18.

Look up your local landlord tenant acts and learn them.

Next find out if you need a real estate license to be a property manager, most places you do.

Learn your market rental prices for different areas and different home types. Also find out processes like raising rents, security deposit disputes, evictions, etc...

I would recommend applying to work at a large property management firm before you try and start your own.

You wont need a real estate license to do a lot of management tasks. Then you can learn the business, start building your own systems off what you like and don't like and start building a local network. Since you are so young, I think if you do that for a few years, you will gain yourself more credibility once you branch out on your own.  Seasoned investors want seasoned property managers.

Whatever you do just make sure you’re good!!! So many property management companies don’t care about the properties they manage, if you give a hoot you’ll set yourself apart in no time

I second going to work for a reputable property management company. Some may pay for you to get your real estate license. You will learn how the business operates and the ins/outs of management properties. I started as a leasing agent with a big company (relative to market).
