RENTING A ROOM THAT IS UN-PERMITTED

I have a month-to-month rental agreement for a unpermitted room that has been in effect since 2009. The residence was owned by a woman who died in Nov 2019. Her son now has possession of the property and is currently in the process of selling the house (in escrow). When i was first told that the house would be sold i started looking into relocation information. The son first offered $5,000 to relocate but then rescinded the offer and placed in the listing description that he will not vacate tenant before the close of escrow. The potential new owner made an offer to the current owner and hired a middle man to discuss relocation. The new owner has direction the middle man to offer $2,000 (which will basically leave me homeless due to outrageous rent in L.A Ca). If i do not accept the $2,000 i am afraid of eviction because this is a Single Family home that is not under rent control where the owner does not have to pay relocation and just provide me with a 60 day notice. Please help me understand & how to move forward. Thanks in advance!

 Buy a house.
