How to obtain a Key Deposit

Hi All, 

I am relatively new to the landlording process, and after reading "Landlording on Autopilot" I want to adopt the process where I do not have to show the property myself. Considering that we do not have a physical office at the moment, how would one go about obtaining a key deposit, or is it a better idea to not ask for one? 

I hate to replace the key without charging the prospective tenant so I am looking for ways where the interested party makes a small $10-15 refundable deposit before getting the key.
