How to correctly Wholesale properties?

So we are a primarily a buy and hold company and have been keeping at it and funds are getting low.  So i think i found a deal which is out of are price range and wouldnt work for buy and hold anyway. So i sent a agreement of sale out to the seller today and should get it back signed today or tomorrow. I understand i then could market the property myself to sell and make the difference. My question is can i have my realtor list for me do the pics and put on mls and i make the difference and she still make her commission?  If i cant do that what is the best way to wholesale a property? i feel that would be the best route to go? She is checking with her broker to find out if she is able to do that. Being i have rights to the contract which is assighnable but im not the real owner of property i guess. If someone could help me with how to do this correctly? Thanks BP
