🚨 Need Guidance from Experienced Investors – 40-Unit Portfolio Closing Soon 🚨
Hey everyone, I’m reaching out because I’m about 2 weeks away from closing on a 40 unit real estate portfolio that I’ve spent the last 10 years building from the ground up.
This is a refinance and buyout situation with my ex-wife, and I’m using two separate portfolio loans to get it done. It’s the biggest move I’ve made in my investing career so far,and to be honest, I wish I would’ve asked for help like this sooner. But I can change the structure up if needed.
Right now, I’m looking for a seasoned real estate investor who can help me look over the full strategy, numbers, structure, legal protection, tax efficiency, and long term planning. I just want to make sure I’m not missing anything critical as I wrap this up.
My goal is simple:
✅ Maximize cash flow
✅ Minimize risk
✅ Set this up the right way for years to come
This is personal for me. I’ve poured a decade of work, money, and energy into building this, and I want to make sure I’m protecting it and setting myself up for smart growth going forward.

I’m in the process of buying a triplex from a guy and his mother. They want nothing to do with the property anymore—she’s been in poor health, and the place has gotten out of hand. People have moved in without leases, and some of them are squatters with criminal backgrounds and drug issues.
I know how I’d typically handle this, but I wanted to ask—what’s the most cost-effective and efficient way to get them out without risking intentional property damage, lengthy court battles, or unnecessary costs?

Is Investor lift worth the cost for disposition of properties? Looking to scale but it’s a huge cost. Looking to spend a ton on seo and Google ads and sell on investor lift. But a ton of money. Any advice and suggestions on this would be greatly appreciated.

Hello All,
I would like you to look over the framework of our business and see where we need to improve. This post is being made as we feel as if we could be obtaining MORE and “BETTER” leads. We have recently rebranded due to life circumstances and want to make sure we’re moving forward with the best foot in front of us. OUR MAIN GOAL IS TO SCALE WITHIN OUR MARKET IN THE MOST COST-EFFECTIVE WAYS POSSIBLE.

Our main goal is to "cherry-pick" deals. We are more into the BRRRR method than anything. If we come across a seller that has a house that doesn't fit our buy-box, we wholesale it. Additionally, if the spread makes sense, we'll flip it.
We have lots of moving parts going on and we are going to go over total expenses to see where we need to decrease and increase in areas but also want your feedback.
Here are some of our assumptions as to why we aren't seeing the influx of leads that we want:
- Branding needs to be better
- But how do we do so?
- Money needs to be used in better places
- But where?
Money going out:
Bandit Signs $1,000/every 3 months
Google Ads $50/day
Dial Pro $300/week
CRM $150/month
Propstream $100/month
(Also using propstream for skip tracing and direct mail)
Facebook Ads $50/day
