Looking for potential PM near Ocala, FL

Good morning everyone,

I am looking to get some insight into the Ocala/Fort McCoy area of FL. I may be pursuing a deal in that area in the coming days and wanted to reach out to the BP community to get some insight.

My main concern is the rentability of the Fort McCoy area. Its a very rural town of about 7000 people mostly blue collar. The deal I may pursue would get me terms where I would be paying about $350/mo for the place (its a 3/2). Fort McCoy is 25 mins from Ocala and 45 mins from Gainesville.

For any Ocala PM's out there reading this, what is your view on the Fort McCoy area and how difficult do you think it would be to rent out a 3/2 manufactured with some small updates on almost an acre lot for say $750/mo?

Also, if there are any PM's out there who would be willing to talk more about potentially managing this deal please PM me and we can go from there.

I just saw your follow-up questions about Fort McCoy in your other response.  Fort McCoy falls under Marion County.  They do not have a formal separate government.  They are patrolled by the Marion County Sheriff and evictions are the purview of the Marion County Courts, which are located in Ocala.

In terms of who will live out there, it might be an older renter, but also people who want more space or more privacy rent out there.  It is also attractive for its proximity to the Ocala National Forest, tons of outdoor activities including fishing, hiking, ATVs etc.

I hope this is helpful.
