I have a Google voice number set up for tenants to call but what if its after business hours and it's an emergency? I dont want to give out my personal number. I also dont have a property manager or handyman yet. How do I deal with this issue?

If you have one or a few units that you personally own I would not worry too much about it. If you communicate effectively with your tenants it is unlikely they will call you at 2 in the morning because the toilet is clogged. The one time it may happen will certainly outweigh if you don't give them a good way to contact you and a pipe burst and they can't get ahold of you.

If you are a property manager of say, 1,600 properties then you would use an after-hours call service or the after-hours service you property management software provides that you pay both monthly and per unit for.

The properties I own personally, those tenants have my personal cell phone and have never abused it. The properties I manage through a property management business have been given a tenant portal that instructs them where to call during business hours and where to call after hours.

Unless you hire a property manager, you are a property manager. This business is not passive like some have you believe. You have to roll up your sleeves and put in the time.
