Trampolines and Above Ground Pools

Myself an REI newbie, 2 rehab/flips and 1 rental leads me to this question. I use the residential lease contract TREC, and my rental is here in Houston.
It has rocked along fine for the past year. Now, talking to new prospective tenants, and they have already put up the security deposit, but they want permission to bring their trampoline and above ground pool from their previous residence.
The TREC specifically prohibits it unless it is insured properly and etc...
How do my fellow Texas BP'ers feel about these fun but I guess particularly litigious things?

My father-in-law has worked in the medical field for the past 30 years and has informed me that an extremely high percentage of injuries of children are due to trampolines. I would not allow one at any of my properties. I would have hesitations about the pool, too. I'd rather lower my rent and get a new prospective tenant if necessary.
