Marketing my rental?

Question

We just finished our first total gut renovation, and I'm in the process of listing it for rent (it's a BRRR). While I think facebook marketplace is probably the best place to market it in our area, I started with a cozy listing. I'd love to have your input on the pictures, wording, and any other advice for this about-to-become landlord!

I  listed a house on Cozy and Facebook in June.  I got a lot of no show viewings and questions already answered in the listing.  Lots of work and the applicants had very low credit.  I never saw a 374 score before.

After less than a week listed on Zillow I signed a lease today.

For my area, Zillow brings in quality applicants.

I do use cozy for rent collection.

Meredith, this listing looks great! I was pleased with the amount of pictures you had and how comprehensive the description of the property was. The only thing I had feedback about were the pictures of the greenery. Two of the pictures seemed to be very up close. I think uploading a few more pictures of the backyard or a way to highlight the true amount of space there would add to your listing. Happy landlording!

@Meredith MihmNice job on the house.  I use Zillow for listing my properties.  I get the best responses from it.  It also links to Trulia and Hot Pads.  They started charging a fee about 6 months or so ago.  It’s definitely worth it.  I usually find a tenant in two weeks.

I have been using cozy for a while now and I have never actually posted a place for rent on it. I actually just use FB marketplace like you suggested you should do.

Your post looks good with 1 exception. I would remove the "100 year old" part. I'd just go with something like "Newly renovated Home". Saying a house is 100 years old sounds kind of creepy. Just my 2 cents.

Congrats on your first project! The property looks great -- good job on the reno. I would advise using a wider lens when you photograph the place to show off the space more. It might be a good idea to lightly stage the home with plants, towels, etc, just to give more character to the place and separate you from the competition. Also, correct me if I'm wrong on this, but unless living in a 100 year old house is something that's sought after in your market I don't know if advertising the fact that the home is a 100 years old is a good idea in the title. I see that doing more harm than good personally.

As far as marketing I would maybe try to find some agents that specialize in leasing to help you with acquiring quality tenants as well as marketing on craigslist too on top of what you are already doing.
