Steps after rental death.

Received a call from tenants alleged  mother stating that her daughter had passed away. I then called and spoke with local sergeant about what steps i should do with property.(I was not sure if it was a crime scene ) He told me I could go lock the doors and make sure the property was secured. A few days later I went back and put all of the dirty food covered dishes in black bags as well as the food that was in refrigerator. Here is the thing, there are numerous repairs that  are going to have to be completed before the property is rent-able again.(flooring,Sheetrock, paint, ripped screens.)

I am not sure how to find the next of kin legally. She was separated from her husband and had a boyfriend but still married. The person I think is next of kin(guy she is still married to) is the person who decides what takes place with the belongings of the deceased. He is currently incarcerated. I do not want to give her stuff to her mother, or her current boyfriend if legally i cant. I know i am never going to recover any lost rent or damages to property, my main goal here is to get the property rehabbed asap.

Any advise on how to handle this situation?

additional info:

All of the parties seem to get along. The husband is incarcerated but i believe his new girlfriend has power of attorney and is willing to meet at the property this weekend.
