Post: Steps after rental death.

Received a call from tenants alleged  mother stating that her daughter had passed away. I then called and spoke with local sergeant about what steps i should do with property.(I was not sure if it was a crime scene ) He told me I could go lock the doors and make sure the property was secured. A few days later I went back and put all of the dirty food covered dishes in black bags as well as the food that was in refrigerator. Here is the thing, there are numerous repairs that  are going to have to be completed before the property is rent-able again.(flooring,Sheetrock,paint, ripped screens.)

I am not sure how to find the next of kin legally. She was separated from her husband and had a boyfriend but still married. The person I think is next of kin(guy she is still married to) is the person who decides what takes place with the belongings of the deceased. He is currently incarcerated. I do not want to give her stuff to her mother, or her current boyfriend if legally i cant. I know i am never going to recover any lost rent or damages to property, my main goal here is to get the property rehabbed asap. 

Any advise on how to handle this situation?

All of the parties seem to get along. The husband is incarcerated but i believe his new girlfriend has power of attorney and is willing to meet at the property this weekend.

I am pretty sure the first mortgage is the senior lien, that is  the one that you are after, not the second mortgage.  There are instances i read about where there is going to be overbid left over so people buy as many liens as they can before but i have never actually done it.

On one property that wanted over 3 grand for just a basic tub and generic fixtures. I spend less than 700 installing a new tub/shower myself. On another rental of mine the tub was yellow and discolored,  I spend about 50 bucks at the hardware store and resurfaced it myself. The products they offer look really nice but honestly I don't think it is worth the money.

Here is the situation. I have a good friend of mine who owns 2 acres of land  that is land locked. We both live in FL and the land is in FL. I have looked into it and am thinking we can go to court and basically make the person who cut off the parcel and sold it give a 20 ft easement so that the property has road access. My thoughts are that the land would be worth a lot more if it is not land locked and an easement were already in place when it was being sold.  Is  going to court to get an easement something you can do without a lawyer relatively easy? I have not priced what land is going for in the area yet. But there is about 2k worth of back property taxes that he owes. I am trying to figure out if it would be a good investment to pay the property taxes and then get an easement to bring up the property value. Has anyone ever dealt with a situation like this in FL?
