Tenant job history qualifications

Hi all,

Just wanted to ask what yall thought about tenants that have previous job history but will have to quit and find a new job when they move into one of your units from out of state. Is this a situation where you would look at their employment history and move forward, or would them not having a current job disqualify them from renting? I would love to hear anyones thoughts.

Ikenna,

We don't place the tenant if they aren't going to be working. If they leave their job then they may not find another job for awhile, and if they can't find a job then they won't be able to pay rent. 

We've had this come up a few times recently with corona-virus but have stuck firm to only placing residents whose gross monthly income is three times the rent and they have pay stubs to prove it.
