Scoping locations in Baltimore

So I am out hunting my first buy and hold investment in Baltimore and ended up driving in the Burleith-Leighton area which BCCC is located and Mondawmin mall is in close proximity along with a MTA bus terminal. What is market rent in this area for a 3/2 SFR? What is ARV in this area?

Second area was the Patterson Park area along East Baltimore Street.. definitely seems to appeal to a much younger populace and Johns Hopkins is close by. What is market rent and ARV in this area for SFR rowhomes?

Third area: was in the beechfield neighborhood, ended up on Random RD (random is the actual name of the road) and a off market 2 unit multi is in this area and I am thinking ARV is $160K but existing gross rent is $1425. What is a good price to buy at in this area and what's market rent?
