Buying foreclosures and preforeclosures

Hi BP folks,

A few years ago I signed up for BP's foreclosure service. After over of year of getting foreclosure notifications and not doing anything about it, I cancelled that service. The reason I didn't do anything with it was because I wasn't sure how to determine which stage of the process they were in (behind, pre, foreclosure, RIO...) and who to approach at the various stages.

Also it seems like investors fall in to one of two categories: mom and pop small-scale (such as myself... thus far) and mega-investors managing thousands of leads, using VAs and spending tens of thousands on marketing. I think it should be possible to use some of their techniques on a smaller scale- maybe letters and door hangers?

Have any of you had success with the BP foreclosure subscription service and if so how did you approach potential sellers?
