What will be a good time to get into REI 2021?

I am very new to Real Estate investing, I currently reading basics and understanding the process. As I am looking at the US data on possible foreclosures coming in 2021. I am very interested to understand what will be a decent practical plan to get into market and a good time. Since it will be my early days, I don't want to be greedy, just wanted to be invested on some good properties and stay as landlord for long term and start a passive income. I am also open for other options like flip and BRRR .

I am looking for some good agents whom I can have good relationship and also open to hook me up with some experienced investors for long term growth. 🙂 may be too much to ask 🙂.

In a sentence I am looking for a win win relationship with an experienced agent or investors. If I grow they will benefits too as trust goes both ways.
