Late fee for rental properties in CT

Lease contract from greater Hartford association of realtors (GHAR) states that the tenant will pay 5% of the monthly rent for late payment after 10 days that rent due (which is typically the 1st of the month).

Is this what most landlords charge?

To clarify, this is just a 1 time late payment, and there is no additional charge that accumulates per day it is more than 10 days past due date?

Do other landlords in CT impose an additional charge per day that rent is past due?

Hey Margarita,

Yes, I charge a late fee of $75. I just put an actual dollar amount to it instead of percentage so there is no confusion. Charging per day can also get tricky and lead to confusion. I do not believe there is a specific minimum or maximum in CT you are required to charge, I believe as long as its "reasonable" you can charge it.
