How are Landlords turning over vacant units in 3 days or less?

Question

I hear of landlords/investors who have a new tenant and a turned over unit within 3 days of the old tenant moving out. For those who have very fast turnovers between tenant move outs, how are you doing it? Do you show the unit with the old tenant still living there? Do you post a “coming soon” on your ads? Very curious to hear how some investors are buttoning up in this aspect of asset management. I have a 3rd party property manager also.

We start marketing as soon as we get word the tenants are moving.  We always have it rented long before the tenants move.  Knock on wood, we have never had a vacancy.  One moves out, the new one is ready to move in.  We do our own leasing.  Many "property managers" think a 15 day vacancy between tenants is acceptable.  Not in my world.... :)

Advanced marketing on FB marketplace and zillow. I often get multiple applications sight unseen.

Get a large deposit from the current tenant when they move in to encourage them to leave house clean and move in ready to get back their deposit.

Yes show it before tenant moves out to qualified tenants.

Have great pictures in your files (even video walkthrough) for marketing.

I've always marveled over landlords who do this. At my 4-plex I renovated two units and rented each out while I was renovating. It helped that I was there doing the work so anyone could view the place while I was there working.

If I was going to challenge myself to fill a unit in 3 days I would do what John stated - market online in advance - starting with once the tenant gives the one month notice.

We typically turn around in 24 hours. Our lease allows us to show properties within 30 days of expiration, so we can get properties re-rented quickly without a vacancy. We require the outgoing tenant to clean and have carpet professionally cleaned so it's ready to go. In the event we need to do those things ourselves, we have vendors who can get in and out quickly.

Do this all the time , i usually have the new tenants coming in to clean the place too! Just give them a little discount on the security deposit .

You have good tenants who clean the place and are out when they say they will be and show before it is empty.  for my one place that is managed by a PM, that hasn't happened yet.

We start marketing the property 2-4 weeks in advance. Our lease requires the existing tenant to allow showings within the last 30 days. This typically enables us to find a new renter before the previous one leaves. We also coordinate turnover cleaning the day after they depart to ensure it's knocked out quickly.

We occasionally get a tenant that refuses to cooperate or they don't keep a house worthy of showing. In those cases, we'll hold off until it's vacant and turned around.

Do what it takes to find a tenant. In SFBA esp Silicon Valley most high tech workers are allowed to work at home through 2021. Now many have left the high cost of rental neighborhood and moved a few hours away.  Most properties are about 35-40% less than pre-Covid with little traffic.  You need to expect rental reduction below market price so it will stay vacant like others.
