Rental Properties in Tulsa

I am new to the area and looking to start buying homes to turn into rental properties. I am extremely new to this and wanted some tips on great areas in Tulsa, great folks to network with, and tips for newbies.

Traditionally in terms of appreciation anything inside the loop of I-244 & 44, 169 & 75 (if on Google maps) is where it makes a lot of sense to rent.

However that’s expanding, e g I’ve seen prices raise quickly north of 244 especially near TU. NW Tulsa has several neighborhoods in rapid development. East Tulsa (east of 169) has pockets with high demand especially in Union Schools.

So the question is do you want A,B or C class? That dictates the area to go after, not to mention do you want cash flow or appreciation, or aim for a mix of both?

Also, suburbs can be harder to hit metrics like the 1% rule but if you go off-market and Brrrr strategy focused it can be done.
