I’m closing on a 5plex in two weeks and I’m wondering if if I should hand all my tenants that I will be assuming a sheet with my rules and regs and info on it? What are some
I should include? Thanks!

@Kate Pasinelli You absolutely should. If you haven't already, be sure to get any documentation you can from the current landlord. You'll want to check with the current landlord first before reaching out (more as a formality, but technically they're not your tenants yet).
I suggest getting these renters onto a new lease (read: your lease) as soon as possible. Offering a financial incentive to do so can be a great way to make that transition easy and get things started off on the right foot. Even a $25 gift card to a local restaurant can be enough.

Depending on what they are. I would wait close to lease renewal when they are enforceable.
Otherwise the old lease and its rules are valid.

@Kate Pasinelli . I unsure about Canadian Rules & Regulations, but in Texas you would have to honor the existing Lease and rules established around that lease until the lease expires.
