Maybe have had problems before. I would not discount them unless I needed a reason to refuse.
Does take a extra phone call. Look over the app. If you think everything else looks good. Call and tell them the next step is a credit report but you need the SS number.
If they dont give it. Chances are it is not a problem with identity theft. But trying to hide something. And hoping that you are a LL that does not do credit or background checks.
Simple phone call to find out.

I would have built into the purchase price a reduction. Knowing that I would not get rent from one side until end of the year.
Sounds like the deck was removed prior to the purchase. If so the only one that can sue is the old owner who had the loss.
That is the person that can collect damages.
You closed on the purchase without a deck. You cant be enriched from the previous owners loss.

I also agree. Dont close.
But if willing to pay more. With sellers permission try this.
Go by there and talk to tenants. Tell them they you where planning to buy the place. But need it vacant to close.
Offer them X amount to vacate. Only question is if X amount is worth the gamble. Can anything else stop the sale.

Depending on what they are. I would wait close to lease renewal when they are enforceable.
Otherwise the old lease and its rules are valid.

I would not offer anything. Up to tenant to get renters insurance for coverage due to a act of god. Just do your and have repairs made in a reasonable time frame.
What is reasonable/normal in this case will be different than what was reasonable before the storm.
What would tenant do if they owned a home?

Yes agree with the others
Look at the lease and see what notice they require before the renewal date. If it is 60 days notice.
Then give them 60 days notice before the renewal date of the change. That rent will be due on the 1 st.
Just like you would do with any lease change.

To dd. One of the main reasons. Is health not so great. If something happens to me my wife would already be in over her head with the other rentals.

Really I think the small fee is worth it for someone else handling the payments. Figuring out how much to escrow each year for taxes & insurance. And for buyers more like a bank. Maybe Insulates me a little more from the buyers after the sale. And seems more professional.
And with all the new rental laws in my state over the past year. That is enough to keep up with. Dont want to keep up with any escrow disclosure laws or take my time to learn a new business if any complications.
