Need a recommendation for a loan servicing company.  And appreciate any advice on selling to a tenant.

Over the years  plenty tenants have asked. But learned to ignore them.

But now have I one and I am sure they are serious this time.  They have the down payment. But this will be my first time with seller financing.

Price 180K with 80K down payment

8% over 20 years

I had heard good things about Cozy. But I would never use a service collecting rent.  That if a problem I could not pickup the phone and call. And like Zillow. I am not going to email 5 or 6 times and just hope for a response.

They even allow section 8 people to apply for their portion of the rent.

And I have tenants that are making more on unemployment plus getting stimulus checks. And they can still apply.

Nothing the government does makes any sense. They have to run out of funds at some point. And then they may say maybe we should not have given it out to people that actually had a increase in income.

My state Va. has been doing it for over a month. And processing applications and handing out all kinds of money.

State could not keep up with all the apps. So they are letting some cities/counties setup there own.

Will pay back rent and even 3 months ahead.  They do not verify anything. And it is not based on need. And dont have to be behind in rent.  They just have to state they have been affected by covid.  So even buying an extra can of Lysol will qualify.

Had one apply and was approved in 5 days. That was done on the 1 st day one county started their own.  The state website does say could take 45 days.

If you want to get the finish and color right, you will need to take the actual piece that you want matched into the store and explain that you need the color and sheen matched. Different products will have a slightly different sheen even though they may go by semi gloss, or satin or whatever. Then you will need to spray- velour/mohair roll the entire area that you are going to need touched up. I like Sherwin Williams Proclassic alkyd acrylic, personally. I have tried a few companies sample doors. Some even could give a SW paint code. But doing a test it was clear the door would be very noticeable. If I tried the paint on another door.  This was a bout a year ago and spent a couple hundred during the process to find something that would work.  Was trying white painted and a dark/medium stain.  With the stain colors even went as far as trying a combo of stain with dyes.

Would be rare to have a heat pump heating the water for radiators. 

So I can guess it is not coming from a heat pump and anything else besides solar would be more expensive.

Yes , not sure where you got the wrong info radiators are more efficient than a heat pump.

Those are a wear item. 10 minutes and $5.00 to repair.

None of them are well made and common to need replacement.

But can have the same ones last 15 years or just a couple years.

Richmond. Thanks so much. Can be a little confusing with all the new state laws and 14 day pay or quit and payment plans.

Then with the new bill to make these changes permanent.

I only have one with section 8.   Guessing we can now charge them late fees then.  I know we could not with the old cares act. But no mention with the new CDC one.
