Lawn Grass burnet, tenant didn't report
I gave my tenant instructions to download the sprinkler system app and to adjust the watering. After 5 months we pass by and the lawn grass is all burnet. Seems tenant never did and never reported any damage happening. I mentioned that if grass didn't recover tenant is responsible for resoding. Tenant saying it's not his responsibility. I think it is since tenant never reported and I consider negligence. Advice on what to do is appreciated?

Out of curiosity, who pays the water bill? If the tenant does, can you force them to water the lawn and pay for it?
